Getting Started (Your First 10 Minutes)

I just downloaded LandlordHub. What do I do first?

Welcome! Here's your quick start: (1) Create your account with your email, (2) Add your first property and unit details, (3) Invite your tenant (they'll get a link via text/email), (4) Start logging rent. You're set up in under 5 minutes. If you get stuck, tap the "?" icon anywhere in the app for contextual help.

Should I start with Free or upgrade to Pro right away?

Start Free. Use it for 2 weeks with 1 property and 2 units. If you love it, upgrade to Pro. We offer a 30-day refund guarantee, so zero risk. Many of our best Pro users started Free.

Can't log in to my account?

Tap "Forgot Password" on the login screen—we'll send you a reset link. Make sure you're using the email you signed up with. If your password is forgotten, we can reset it instantly. Check your spam folder if you don't see the email within 2 minutes.

Managing Your Tenants (Personalized to Your Situation)

How do I invite my tenants—and how many can I have?

Free plan: 2 units. Pro plan: Unlimited. To invite: go to a unit, tap "Invite Tenant," and send via text, email, or shareable link. Your tenant downloads the app, enters the code, and they're connected. They can then submit maintenance requests, message you, and see their lease—all in one place. No limit on bulk invitations.

My tenant says they're having trouble joining. What do I do?

Most issues: (1) They didn't download LandlordHub yet (App Store search), (2) They entered the invite code wrong (it's case-insensitive), (3) Network issue—try WiFi instead of cellular. Still stuck? Have them email support@landlordhub.lol or message you in the app for a new invite link.

I have multiple properties. Which plan do I need?

2 properties, 4 units total? You'll need Pro—Free maxes out at 1 property, 2 units. 5+ properties? Pro is still $9.99/month and gives you unlimited properties, bulk CSV import for existing tenants, and vendor directory. It pays for itself in the first rent payment you track correctly.

Rent & Payments (The Money Questions)

Does LandlordHub actually collect rent for me? Or do I just log it?

You log rent when your tenant pays you (bank transfer, check, Venmo, cash—however they pay). LandlordHub reminds tenants before rent is due, sends late notices if they miss it, and notifies you when they're overdue. Mark payments as full or partial. No more chasing.

I got a rent payment. How do I record it?

Go to Rent Tracker → select the unit → tap "Mark Paid" → select date. Done. The payment syncs to your backup instantly. You can edit or delete it anytime, and your edit history is logged for your accountant.

What if my tenant is late on rent?

LandlordHub automatically sends them a reminder on day 1 of being late, and notifies you on day 3. You can also message them directly in the app. Keep everything in one place—no scattered texts. All late records are automatically logged for your records (useful if you ever need to evict).

Can I edit or delete rent entries after I log them?

Yes—anytime. Select the entry, tap "Edit" or "Delete." All changes are timestamped and logged for audit purposes. Your accountant will love the transparency.

Maintenance & Issues (When Things Break)

How does the maintenance request system work?

Your tenant taps "Report Issue" → describes it → uploads photos → submits. You get notified instantly. Tap to assign a vendor, set priority (urgent/routine), and track status. Your tenant can see progress in real-time. No more "Is someone coming?" texts.

Do you provide contractors or vendors?

Pro plan includes our Vendor Directory—pre-vetted plumbers, electricians, HVAC folks in your area. You can add your own contractors too. Assign directly from a maintenance request. Free plan: you manage your own contractor list.

Documents & Legal (The Paperwork)

Can LandlordHub generate leases for my state?

Yes—for $9.99/month (Pro). The Lease Generator creates state-specific templates with current landlord-tenant laws baked in. Important caveat: Have a real estate attorney review any generated lease. It's a solid starting point, but your attorney may need to customize for your specific situation. Consider it a 90% solution, not a 100% legal document.

Where do I store my actual lease and other documents?

Upload them directly to LandlordHub. They're encrypted, backed up daily, and your tenant can view their copy in the app. No more hunting through emails for the lease.

Money & Taxes (The Numbers You Care About)

How does the expense tracker work? Will it save me money at tax time?

Log every expense: repairs, maintenance, property taxes, HOA, insurance, management fees—we have 14 IRS Schedule E categories built in. At tax time, export your Schedule E report as a PDF. Your accountant enters it into their software in 2 minutes instead of 2 hours.

I hire contractors for repairs. How do I track that as an expense?

Log the expense with date, amount, contractor name, and category (e.g., "Repairs—Plumbing"). Attach the invoice/receipt. All of it is searchable and exportable for your accountant. Keep receipts for 7 years per IRS rules—LandlordHub backs up your data forever.

Can I use this for my taxes or do I need an accountant?

LandlordHub does the tracking. Your accountant does the filing. At tax time, you export your Schedule E and share it with them—it's clean, organized, and saves them hours. Many CPAs recommend it.

Inspections & Deposits (Protecting Your Money)

How do photo inspections work? Can they actually prevent deposit disputes?

Yes. When your tenant moves in, create a Move-In Inspection in the app. Go room-by-room taking photos with timestamps, noting any damage. When they move out, do a Move-Out Inspection with the same checklist. Compare side-by-side. If you need to deduct from the deposit, you have photo evidence. Tenants can't claim you kept their deposit unfairly—you have proof.

Device & Data (Your Backup Peace of Mind)

What if I lose my iPhone? Will I lose all my data?

No. All your data is automatically backed up to Google Firebase every time you make a change. Your backups happen in the background, encrypted. Log in on a new iPhone, and everything is there. We back up your data daily forever—even after you cancel your subscription.

Can I use LandlordHub on both iPhone and iPad?

Yes. Your subscription works on both devices. Log in with the same email on your iPad, and your data syncs instantly between devices. Track rent on your iPad at home, respond to maintenance requests on your iPhone in the field.

Is my data secure? What about my tenants' information?

All data is encrypted end-to-end using Google Firebase (same security bank apps use). We never sell your data. We never sell your tenants' data. We're GDPR and SOC 2 compliant. Read our full Privacy Policy on the website.

Account & Billing (No Surprises)

Can I cancel my subscription anytime?

Yes. Cancel directly in Settings → Apple ID → Subscriptions → LandlordHub → Manage. You keep access through the end of your current billing period. 30-day refund guarantee if you're not happy.

What if I upgrade to Pro and hate it?

Email support@landlordhub.lol within 30 days for a full refund. No questions. We believe in LandlordHub so much we back it up with money.

I'm a power user managing 10+ properties. Can we talk?

Support & Bugs

Something's broken or acting weird. How do I report it?

Email support@landlordhub.lol with: (1) What you were doing, (2) What went wrong, (3) Your iOS version and iPhone model. We respond within 12 hours (Pro) or 24 hours (Free).

I'm thinking about deleting my account. Before you go, can we help?

Email support@landlordhub.lol and tell us why. We often have solutions. If you still want to delete, we'll remove all your data within 30 days per GDPR. Your tenant data remains with you (you control it).
